These Terms & Conditions govern your use of the Chapman Property Group website and villa rental services.

By accessing our website or making a booking, you agree to be bound by these Terms.

2. Villa Reservations

All bookings are subject to:

  • Availability
  • Confirmation by Chapman Property Group
  • Receipt of required payments
  • Compliance with these Terms

A booking is not confirmed until written confirmation has been issued.

3. Guest Eligibility

The person making the reservation must:

  • Be at least 18 years old
  • Have authority to act on behalf of all guests
  • Provide accurate booking information

4. Payment Terms

Guests agree to pay:

  • Reservation deposits as specified during booking
  • Remaining balances by the due date
  • Any applicable taxes, fees, or charges

Failure to make payments when due may result in cancellation.

5. Cancellation Policy

Cancellation terms will be specified during the booking process and in booking confirmations.

Refund eligibility may depend upon:

  • Notice period provided
  • Re-booking opportunities
  • Applicable payment processing fees
  • Force majeure circumstances

Travel insurance is strongly recommended.

6. Check-In and Check-Out

Unless otherwise agreed:

  • Check-in begins at the designated arrival time.
  • Check-out must occur by the designated departure time.

Early arrivals or late departures may incur additional charges.

7. Occupancy Limits

Only registered guests may occupy the property.

Exceeding occupancy limits may result in:

  • Additional charges
  • Immediate termination of the rental agreement
  • Removal from the property without refund

8. Guest Responsibilities

Guests agree to:

  • Treat the property responsibly
  • Respect neighbors and local laws
  • Maintain reasonable noise levels
  • Report damage promptly
  • Leave the property in reasonable condition

Guests are responsible for damage caused by themselves or members of their party.

9. Prohibited Activities

The following are prohibited unless expressly approved:

  • Parties or events
  • Illegal activities
  • Excessive noise
  • Commercial use of the property
  • Unauthorized subletting

10. Property Condition

While every effort is made to maintain accurate property descriptions and amenities, Chapman Property Group reserves the right to make reasonable changes when necessary.

Temporary interruptions to utilities, internet service, or local infrastructure are outside our control.

11. Limitation of Liability

To the fullest extent permitted by law, Chapman Property Group shall not be liable for:

  • Personal injury
  • Theft or loss of personal property
  • Travel interruptions
  • Weather-related disruptions
  • Third-party service failures
  • Indirect or consequential damages

Guests use the property and facilities at their own risk.

12. Force Majeure

We shall not be liable for failure to perform obligations due to circumstances beyond reasonable control, including:

  • Hurricanes
  • Government restrictions
  • Transportation disruptions
  • Public health emergencies
  • Utility outages

13. Intellectual Property

All website content, including text, logos, photographs, graphics, and branding, is owned by Chapman Property Group or licensed for use.

No content may be reproduced without written permission.

14. Website Use

Users agree not to:

15. Governing Law
